How do I know if I have termites?
The most common signs are mud tubes running up a foundation wall or pier, discarded wings near windowsills or doors after a swarm, wood that sounds hollow when tapped, and small pinholes or "frass" (termite droppings that look like sawdust). If you notice any of these, it's worth getting a free quote rather than waiting.
What's the difference between termite treatment and general pest control?
Termite treatment targets a specific, structural threat — colonies that eat wood and can cause real damage to a home over time — and usually involves a bond or warranty. General pest control covers the everyday nuisance pests (ants, roaches, spiders, rodents, mosquitoes) with regular treatments to keep them out. Most homes benefit from both; we'll tell you honestly if you only need one.
Do you offer free estimates?
Yes. Every estimate is free, with a written report and no obligation to buy anything — we'll tell you what needs doing now, what can wait, and what doesn't need doing at all.
How much does termite or pest treatment cost?
It depends on the property — square footage, what the inspection finds, foundation type, and how bad the problem actually is. We don't quote a price sight unseen, but we always give you a free, flat, written estimate before any work starts, so there's never a surprise bill.
How fast can you come out?
A licensed inspector calls back the same business day, and we typically schedule your visit within 48 hours around your calendar — the estimate is always free. If it's urgent, say so when you reach out and we'll prioritize it.
What areas do you serve?
Charleston, Berkeley, Dorchester and Beaufort counties, including Mount Pleasant, West Ashley, James & Johns Island, North Charleston, Summerville, Goose Creek, Moncks Corner and Bluffton.
Do you handle crawlspace moisture problems too?
Yes — in the Lowcountry, pest problems and moisture problems are usually the same problem. We do crawlspace encapsulation and moisture control alongside pest and termite work, rather than treating them as two separate companies would.
What is a CL-100 and do I need one?
A CL-100 is a wood-destroying-organism inspection report that most SC lenders and closing attorneys require before a home sale — it documents whether there's any current or past termite/pest activity. We turn these around in 3–5 days for closings.
Are you licensed and insured?
Yes — SC Pest Control License #CA016652, with general liability insurance on file and available on request. We're also bonded.
What happens if termites come back after treatment?
Our termite treatments come with a bond and repair guarantee — ask us for a sample contract when you get your quote and we'll walk you through exactly what's covered for your property.
Do you work with rental properties, portfolios or commercial accounts?
Yes — restaurants, rental portfolios, offices, warehouses and churches across the Tri-County. We can schedule outside business hours, document everything for your inspector, and invoice a whole portfolio in one place.
Still have a question?
A licensed inspector can usually answer it faster than a web page can.
